About the job:
The Maintenance Technician ensures the property and facilities are maintained in excellent working condition while minimizing inconvenience to guests and staff. This role is responsible for performing preventive and corrective maintenance, repairs, and inspections across a wide range of systems, equipment, and spaces.
What you’ll be doing:
- Perform preventive maintenance and general repairs on equipment, systems, and facilities. Could include HVAC, boilers, chillers, plumbing, electrical, appliances, and any building specific systems.
- Conduct daily inspections of guest rooms and respond promptly to maintenance requests and work orders.
- Troubleshoot and repair building systems, furniture, fixtures, and guest amenities.
- Maintain accurate maintenance records and equipment readings to ensure compliance with local, state, and federal codes.
- Schedule, track and perform in-room and property preventative maintenance in accordance with brand standards.
- Manage all outsourced vendor relationships and coordinate as needed.
- Ensure water quality for boilers, chillers, and cooling towers; record and monitor readings.
- Perform seasonal tasks such as snow and ice removal from walkways and entrances, applying ice melt as needed for safety
- Performing and maintaining painting, as well as wall, flooring, and surface repairs.
- Install, program, troubleshoot, and repair hotel-style electronic lock systems.
- Perform basic maintenance and repairs on switch plates, receptacles, and light fixtures.
- Perform repairs, replacements, and upkeep of furnishings, including room furniture, televisions, and equipment, handling programming, adjustments, and minor fixes as needed.
- Repair, patch, and finish sheetrock to maintain appearance and safety standards.
- Provide courteous, professional service to guests and staff while addressing maintenance needs.
- Support cross-training and collaborate with team members to ensure smooth operations.
- To support our goal of exceeding customer expectations, this role may include acts of porterage for customer arrivals, requests, or service resolutions.
- Flexibility to work evenings, weekends, and holidays as needed to support property operations, and emergencies.
- Perform other duties as assigned to support property needs.

About you:
What you’ll bring:
- High school diploma, GED, or vocational training required
- Trade school or college coursework in related fields preferred.
- At least 1–2 years of building or hotel maintenance experience preferred; willing to train candidates with strong mechanical aptitude.

- Ability to obtain CPO and special engineer boiler license within 6 months (if applicable).

- Ability to multitask, prioritize, and work independently with initiative.
- Effective at listening to, understanding, and clarifying concerns raised by employees and guests.
- Ability to effectively communicate both verbally and written with employees and guests on an attentive friendly, courteous, and service oriented manner.
Work Environment:
- Work is performed both indoors and outdoors across guest rooms, apartments, common areas, and mechanical rooms.
- Exposure to varying environmental conditions including heat, cold, noise, dust, and wet or slippery surfaces.
- Frequent interaction with guests, staff, vendors, and contractors, requiring professional and courteous communication.
- May involve working at heights, in confined spaces, or around moving equipment and machinery.
- Work conditions may change daily depending on scheduled tasks, emergency repairs, or seasonal responsibilities.
Physical Demands:
- Requires regular walking, lifting, carrying, and use of tools and equipment.
- Must be able to lift 50+ pounds frequently and occasionally more with assistance.
- Ability to remain focused under pressure and work in varied conditions.
